What it is:

Using thermal imaging, moisture meters, and a trained eye, we assess every accessible area from the attic to the crawlspace.  This service comes with mold indoor air quality tests and surface testing (if needed).

  • Red Flag Follow-ups: Investigates specific concerns flagged by home inspectors—such as a ceiling water stain—to provide the scientific clearance needed to keep your real estate deal moving forward.

Mold Surfaces Testing

Scientific Identification

What it is:

Using sterile swabs or bio-tape lifts, we take physical samples of visible growth. These are analyzed by an accredited laboratory to identify the specific genus of mold present. We then provide you with a copy of the lab results report.

When you need it:

  • Verification: To confirm if a visually observed “stain” is actually active mold growth.
  • Legal/Insurance Claims: To provide documented evidence of specific fungal types.
  • Species Awareness: To determine if the mold present is a high-risk variety (like Stachybotrys).
  • Differentiating Mold from “Look-alikes”: Not everything that is dark and fuzzy is mold. Efflorescence (salt deposits from concrete), dust, soot, and even some types of aging wood stains can be mistaken for fungal growth. Surface testing provides a definitive answer so you don’t waste money remediating a problem that doesn’t exist.

Mold Remediation Protocol

The Strategic Blueprint

What it is:

This is a comprehensive, step-by-step set of instructions for us to create for a remediation contractor. As independent consultants, we don’t do the cleanup, so we have no conflict of interest. We tell the contractor exactly what to do to fix the problem correctly.

When you need it:

  • Major Cleanup: Before hiring a remediation company.
  • Legal Requirement for Large Projects: Under Texas law, if a mold remediation project involves more than 25 contiguous square feet of mold, a licensed Mold Assessment Consultant (like Kingdom Inspections) must be hired to conduct an initial assessment and provide a formal Mold Remediation Protocol. This document is a legal prerequisite before a licensed remediation contractor can even start the work.
  • Budget Accuracy: To ensure mold remediation contractors are bidding on the same, scientifically sound scope of work for your mold remediation  project.

Mold Verification & Certificate of Remediation

The Final Seal of Safety

What it is:

This is a post-remediation clearance inspection. Once the cleanup is finished, we return to perform a final visual check and air testing. If the area passes,  a formal Certificate of Mold Remediation can be issued.

When you need it:

  • Closing the Mold Remediation Project: To prove the remediation was successful before you start rebuilding. Note, this document can only be issued if a licensed mold remediation company has performed mold remediation  services.
  • Home Resale: To provide a “clean bill of health” to future buyers.
  • Insurance Requirements: Often required to close out an open mold claim.
